Not every rural parcel works for recreational use. Here are the key things to verify on any parcel before purchasing:

Zoning. This is the most important factor. Many rural Florida counties allow RV use on agricultural (A-1, AG) zoning for seasonal or weekend use, but policies vary significantly by county. Some require a conditional use permit for anything beyond very basic camping. Call the county planning department with the parcel ID and ask specifically about temporary RV habitation and whether any permits are required.

Road access. Physical access via a dirt track is not the same as legal access. Confirm the parcel borders a public road or has a recorded easement from a public road. A parcel that looks accessible on satellite imagery may be legally landlocked if there is no recorded right-of-way.

Flood zone status. Some attractive low-priced rural parcels are in FEMA flood zones that make them impractical for regular use or any improvements. Check flood designations on FEMA's Flood Map Service Center (msc.fema.gov) before purchasing.

Wetlands. Florida has significant wetland acreage. Wetland-heavy parcels may be beautiful but are often restricted for use or improvement. Check the National Wetlands Inventory or contact SWFWMD/SJRWMD depending on the region.

Utilities. Most rural recreational parcels have no utilities. Water (well), septic, and power all require separate installation if you want them — and installation is not always permitted depending on parcel size and zoning.
