With owner financing on vacant land, the seller carries the note directly instead of a bank. You agree on a purchase price, down payment, monthly payment, and term. You take possession of the land immediately. When the balance is paid, the deed transfers to your name.

How often will you send me properties?
That depends on your criteria and how active the market is in your target area. Tight criteria in a less active county may mean one or two options over several months. Broader criteria in an active area may produce more frequent options. We send only what fits — not a flood of listings.
Is there a cost to join?
No. Joining the buyer list is free. We make money when a transaction closes, not from buyers joining the list.
What if I want to buy something you send but cannot finalize right away?
Let us know. We can ask the seller to hold briefly while you confirm your financing and timeline. No promises, but we try to facilitate.
What happens at closing?
We facilitate the introduction between you and the seller. The terms, negotiation, and closing are between the two parties. You may want a title search or closing service — we can point you toward independent resources if helpful.
