No. We are land investors and marketers. We may buy, sell, assign, market, or introduce
land opportunities. We are not acting as your real estate broker unless separately agreed in writing.
We are not licensed to represent you, we do not hold MLS access, and joining the list does not create
a brokerage or agency relationship.
What does it cost to join?
Joining the buyer list is free. There's no membership fee and no charge to keep your
criteria on file. We earn our money through the land transactions themselves, not from buyers being on
the list.
How exclusive is the list?
We keep the list intentionally focused on serious, ready buyers, and we match
opportunities to specific briefs rather than blasting everyone. That said, "exclusive" doesn't mean
you're the only buyer for a given parcel — when an opportunity fits more than one buyer's criteria, we
may share it with each of them.
How do deal alerts work?
When an off-market opportunity matches the criteria on your brief, we reach out with the
details. We aim to contact you only when something genuinely fits — not with a constant stream of
mismatched listings. You can opt into premium / early deal alerts on the form, and you can change or
stop them anytime.
How will you contact me?
By phone call, text/SMS, or email at the number and address you provide, using the consent
you give on the form — including via automated technology. Consent is not a condition of any purchase.

Am I obligated to buy anything?
No. Joining the list and receiving opportunities puts you under no obligation. You decide
whether to pursue anything we send, and any purchase, price, or term is binding only when set out in a
written agreement signed by all parties.
Do you guarantee you'll find me land?
No. We watch the off-market for opportunities that fit your criteria, but we can't promise
a specific parcel, price, area, or timeline. Some criteria match quickly, others take time, and some
may not surface. We don't guarantee that we will find or secure land for you.
Do you have MLS access or listings I can browse?
No. This isn't a listings portal and we don't provide MLS access. We focus on off-market
opportunities matched to your brief, rather than a public catalog you scroll through.
Can I update or remove my criteria later?
Yes. You can refine your buying criteria at any time, and you can opt out of the list
whenever you like — just reply to any message from us or use the contact page.
Is my information private?
Yes. We don't sell your personal information, and we don't share SMS consent or your phone
number with third parties for their own marketing. See our
